The Village of Los Lunas oversees specific aspects of the development process to ensure projects align with our zoning ordinances, infrastructure standards, and overall community planning goals. Whether you’re planning to build a home, a commercial structure, or any structure over 120 square feet, you’ll need to submit a Development Plan Application with certain documents for review before obtaining approval to proceed with development.
Commercial Projects
The Village reviews:
- Community Development: Zoning, floodplain (if applicable), site plans, sign permits, and water consumption.
- Fire Department: Certified fire, sprinkler, kitchen hood/suspension, and clean agent plans.
- Public Works: Drainage, utility connections, landscaping, parking, lighting, dumpster/grease trap placement, and driveway/curb cut plans (Village roads).
- Other Agencies: NM Environment Department (NMED) for food handling, NM Construction Industries Division (NMCID) for structural, mechanical, electrical, plumbing, and gas permits, and NM Department of Transportation (NMDOT) for driveway/curb cut permits on state owned facilities (Main St., Hwy 314, Hwy 47, Courthouse Rd).
Residential Projects
The Village reviews:
- Community Development: Zoning, floodplain (if applicable), and site plans.
- Public Works: Utility placement and driveway/curb cut plans (Village roads).
- NM Construction Industries Division: Structural, mechanical, electrical, plumbing, and gas permits.
How the Permitting Process Works
Once the required documents are submitted, the Village will review zoning compliance, infrastructure, and utility impacts. It’s important to note that while the Village handles these areas, permits for structural, mechanical, and plumbing elements are reviewed and issued by the New Mexico Construction Industries Division (NMCID). You will need to work with both the Village and the NMCID to ensure all aspects of your project are approved.
