Zoning

What is Zoning?

Zoning is a regulatory tool that enables local governments to regulate the types of land uses permitted in specific areas and establish standards for how structures are built within each zoning district. The Los Lunas Zoning Code governs permissible uses, minimum lot sizes, maximum building heights, setback requirements, landscaping, parking, and other development standards. It also outlines procedures for handling non-conforming situations, as well as processes for land use actions.

Did you know?

In each zoning district, some land uses are permitted outright, while others are allowed only as accessory or temporary to the primary use. Additionally, certain uses may require approval through a conditional or designated use permit. Refer to the Table of Allowable Uses (Page 47) in Title 17 of the Los Lunas Zoning Code to determine how each use applies to a zoning district.

Permissible Uses: Allowed outright

Conditional Uses: Allowed, if a conditional use permit is approved by the Planning and Zoning Commission

Designated Uses: Allowed, if a designated use permit is approved by the Village Council

Accessory Uses: Allowed, but only secondary to a primary use.

Temporary Uses: Allowed, but only secondary to a primary use and for a limited amount of time.

PUBLIC HEARINGS

Certain land use actions, such as zone changes, special use amendments, conditional or designated use permits, and variances, require a public hearing. If you have questions about the application process or would like to schedule a pre-application meeting, please contact the Planning Division.
