Los Morros Business Park
Los Morros Business Park is a 500-acre business park located at the intersection of Interstate 25 and New Mexico Highway 6. Lots have been platted and preliminary design work completed. The park is within the village limits of Los Lunas. View the Master Plan.
Utilities are in place with covenants, conditions and restrictions adopted which will protect investments and enhance development. Fiber optic telephone cable provided by US West is available. Water and sewer would be available through the Village of Los Lunas with gas and electricity provided by Public Service Company of New Mexico.
Los Morros Business Park has a development team available to assist with land planning, financing, contracting and engineering.
Centerfire Property
This 45-acre industrial/commercial tract is located on the southwest corner of Interstate 25 and New Mexico Highway 6. The tract has 1,535 feet of frontage on Highway 6 and 712 feet of frontage on the Interstate.
The property is currently zoned commercial by the Village zoning code. However, this site is located adjacent to other property which was on industrial zoning and an application for industrial zoning for a compatible user should be possible. It is estimated a rezoning application could be approved in 60 days.
Water and sewer lines are in place at the northeast corner of the property. Water and sewer provided by the Village of Los Lunas. Electric and gas service available at the site from Public Service Company of New Mexico.
Incentives for Industry
- Property Tax Abatement - New Mexico communities can choose to abate all property taxes on an industrial plant location or expansion up to thirty years, subject to the discretion of the local community. This is not a tax freeze, but a true abatement on buildings, land and equipment. While state law allows this incentive, each city or county government controls this mechanism. At the conclusion of the abatement period, the company will be faced with paying relatively low property taxes. New Mexico property taxes are the 49th lowest in the nation.
- New Mexico Investment Credit - New Mexico offers a credit for manufacturers which is five percent of the value of the equipment and machinery used specifically for manufacturing.
- Technology Transfer - The New Mexico Economic Development Department, in conjunction with the four federal laboratories in New Mexico, Sandia National Laboratory, Los Alamos National Laboratories, Air Force Phillips Laboratory and White Sands Ñ can help identify technology for product development and production problem-solving.
- Mexico Office - The Economic Development Department has an office in Mexico City for the express and singular purpose of helping New Mexico companies identify and sell products and services to the Mexican markets. The Office has served many New Mexico firms.
New Mexico & Federal Loan/Grant Programs:
- Enchantment Land Certified Development Company - a Small Business Administration licensed not-for-profit organization authorized to implement the SBA 504 and 502 loan programs.
- New Mexico Severance Tax Loan Program - is authorized to purchase up to $20 million of bonds, notes, debentures or other evidence of indebtedness, excluding commercial paper, whose proceeds are used for the establishment or expansion of business outlets or ventures in New Mexico.
- Community Development Block Grant - a grant may be made to a local unit of government which then makes loans to the private sector.
